Stoic Equity Partners, based in Daphne, Alabama, is working to bring two restaurants and a convenience store directly adjacent to the new Southend High School, which is now under construction on U.S. 98 across from Gulf Breeze Zoo.
Jeremy Friedman, co-founder and CEO of Stoic Equity Partners, says “very meaningful” conversations with “high-quality tenants” are underway and tours are taking place. Friedman said it’s a popular site with their tenant base, although he’s not certain at this time which tenants will ultimately occupy the site.
According to conceptual plans submitted to Santa Rosa County, one of the restaurants will be a 2,500-square-foot coffee restaurant with a drive thru, and the other will be a 2,325-square-foot restaurant with a drive thru. The convenience store, which is planned for the westernmost frontage parcel, is planned to be a 6,000-square-foot building with detached, covered fuel pumps.
The project site is comprised of four parcels, totaling around 6.14 acres. The three parcels fronting U.S. 98 are already zoned commercial. A fourth parcel, set behind the others, is currently zoned for a warehouse and comprised part of the former Gulf Breeze Flea Market property.
An entrance road, called Sunset View Drive, is already under construction, between the school and the four parcels. It was used by Santa Rosa County Emergency Management as part of a detour route when East Bay Heights subdivision experienced flooding recently. Ingress to and egress from the businesses will be via Sunset View Drive, not U.S. 98.
Multiple stormwater detention ponds are planned for the site.
