
A 7.5-acre property is eyed for a proposed rezoning to allow development of commercial and retail uses, including a possible grocery store, as part of the “Lakes of Avalon,” a mixed-use community under development on the former Moors Golf Course site, located at 3220 Avalon Boulevard.
Applicant SNS Avalon, LLC is seeking the rezoning to amend the current Future Land Use Map category of Residential to Commercial and rezone the subject property from Medium Density Residential to Highway Commercial Development.
“If the proposed amendment is granted, the property will be used for commercial and/or retail development, including but not limited to the development of a retail grocery store,” said Rodney Sutton, a partner in SNS Avalon. “The old clubhouse structures are expected to be demolished simultaneously with lot construction commencement in the late summer of 2026.”
Per Sutton, a traffic study has been completed and indicates a new traffic signal is warranted. He said that has been included in the development budget and will be installed when permits are issued by the Florida Department of Transportation. “Typically, this is after the new density is occupied by residents and commercial businesses in the community,” he said.
SNS Avalon also negotiated a deal with FPL to keep the newly installed transmission power lines underground in front of this development.
Other plans for the “Lakes of Avalon” include a residential component, which is in civil design and expected to commence lot construction in the late summer of 2026 with a sub-development team, aDoor Development. Home builders for these lots are not yet determined, but new home construction is expected to commence in early 2028.
A multifamily component is also planned along Avalon Boulevard near the future traffic signal; however, a timeline has not yet been determined for its development.
The owners of SNS Avalon have been developing in this area for over 30 years. Their most recently completed project in Escambia County was the 1,100-home site master planned community anchored by the gated lot “Iron Rock” subdivision in the Beulah community.
