The former location of Hiawatha Nursery on East Bay Boulevard (C.R. 399) could become the location of a new housing development.

The Santa Rosa County Zoning Board on October 10 will review two rezoning requests from Donald and Linda Plank for their 11.72-acre parcel, located at 7374 East Bay Boulevard.

The requests are to allow residential lots to be created within 200 feet of an existing communications tower and to change a commercial property to single-family residential.

According to county staff, the request is consistent with the Santa Rosa County Comprehensive Plan and land development code, which allows residential uses in a HCD (Highway Commercial Development) zoning district.

“East Bay Boulevard and Joe Pruitt Road is predominately residential. The subject site is surrounded by single family residential uses to the north, east, south and west. The subject site is surrounded by mixture of lot sizes. This proposal is consistent with this criterion,” stated supporting documentation from county staff.
